Selling house before 6 months

    As said falled put of love with the bungalow want a house not a bungalow, at the time everything seemed so perfect but now not so perfect

    But that's all well and good me saying this from behind my computer screen.
    If you were asking me to pay many, many thousands of pounds for something that you thought you wanted but no longer wanted I'm not sure I'd believe you so readily.

    I would expect you would sell for no more than 90% of the price that you bought it for.
    Plus consider all the fees.
    Can you afford to sell for this price (i.e. would that leave you with negative equity)?
    Would you want to sell for this price?

    I got the property £5000 cheaper than it is valued,
    But then again the buyer doesnt need to really know a reason why am selling? I can just say am selling as i got another house..?

    When they find out that you are into lying then they will be even less likely to believe you.

    That may well be the case. But at the time you were the person who offered the most money for it.

    I would imagine that the buyer's solicitor will ask the question and your answer will become part of the documentation of the sale. I doubt that your solicitor will be happy to give an answer that is blatantly untrue.
    And if it turns out that you are really leaving for a reason that you don't want the buyers to know about (are you?) and you don't answer truthfully then you could be liable for their losses.

    Obviously there will be people better qualified than me to value your house and what it might sell for on the open market. Don't not sell just because of what I'm saying. But don't get your hopes up if you are planning on getting back what you paid (or £5k more).

    Just because it was valued more than you paid doesn't mean it's worth the valuation. Property is worth what someone pays for it therefore the value of your property is what you paid for it.

    Also, given the sale price (and date) is recorded on LR and publicly available; expect to get your pants pulled down with any offers with another sale so close to the last one.

    No, the solicitors won't care. But it is a normal question for buyers to ask sellers in any event, and I expect they'll be particularly curious when they work out how recently the OP bought.

    End of the day there is nothing wrong with the house thats why the buyer has a right to have all checks done.
    Its in a nice quiet mews area, neighbors are elderly no kids or teenage people who mess around.
    Im selling like i said i got somewhere to stay already i dont NEED to have the house anymore and i could prove that to a potential buyer

    That's if you can get a buyer to that stage. They may be put off before they even think about spending any money on the purchase.


    As asked above, could you afford to sell at a lower price than you paid? Selling so quickly after buying may also lead to buyers thinking you are desperate to sell, so will offer less than you paid.
