Should have said that I anticipate the door to the utility extension being my main entry point to the house (into utility space, drop off boots or bike, clean dog, hang up leads, etc., then enter house via kitchen door). In my old house, I used the back door 99% of the time, because it led onto more maintenance-free flooring, access to closets for muddy boots, etc. The only time my front door was opened was when I had visitors - and most regular visitors were used to coming around the back!

So ... not only would I not want an up-and-over door, if I have some sort of garage door, it would need to have a personnel door entrance (there's not enough width for garage door + personnel door). Not sure that's feasible with a double-opening garage door ...?

- to orientate things, the bottom of the slide is the front of the house, an the house is on the right (see "kitchen"). The windows at the top will look onto the back garden. A relative suggested switching the bike storage and workout areas, so I can ride my turbo trainer while looking out of the window onto the garden.
