Could a broker help us? Debt Consol mortgage

4 years ago, I applied for our last mortgage direct and despite being told by various lenders it wouldn't be possible on my salary found that in the end First Direct would lend us enough.
I'm now looking to remortgage but being told that I am only able to borrow c157k or if I extend the term by 9 years (to 35 years) Virgin will lend £175k.
I'm 38, earn 53k, and want to borrow £197k against a 310k property, current mortgage balance is 147k
However, I have debt repayments of £415 for unsecured loans which I want to consolidate - this amounts to £27k - made up of repaying my gifted deposit following a family argument, a £3500 early exit fee to exit onto a lower mortgage rate 3 years ago and the balance of our old NRAM unsecured loan.
Plus a credit card balance of £5k. I have a financially independent wife & 3 kids.
I wanted to put the loans onto the mortgage and be left with 25k for home improvements, but it seems impossible going direct, would a broker help in this type of loan application?
