Be careful of tricks with showhomes. Smaller "double" beds, no wardrobes or chests of drawers in bedrooms as that would show up how limited storage and space is in many newbuilds.0

Just googled the Kilkenny - and bedroom 1 is just 13' 7" x 8' 3". Barely big enough for a double bed and small bedside tables.
Plus, the downstairs cloakroom is directly off the dining room. Yuk !0 -
Gleeson specialise in building cheap housing in the kind of areas the most people would not want to live. They sell the houses cheap because they get the land cheap and they build them cheap. Small room sizes would not surprise me at all. The biggest problem that I can see it the reduction in value as soon as they become 2nd hand because they are always in areas that people try to avoid living in.0
