IMHO the predictions of the sky falling in & the death of private landlords from the introduction of PRT has been the usual rabid lunacy.

While some landlords will reassess their portfolios and sell up some or all of them - which may or may not go to other landlords, I suspect what might happen is that rents will rise as landlords absorb the additional costs that come with increased regulation and the multiple tax changes.
There seems to be a consensus that private letting is not the moneyspinner it may once have been.0 -
It's not the PRT's that bother me it's the Governments tax changes and removal of the wear and tear allowance that will see a lot of people sell up.
Accidental LL's and LL's who thought buying a property or 2 who thought equity would out grow bank interest will really suffer if their mortgage and rent are the same. I even know one poor guy who did this and subsidises the mortgage thinking it would be a good long term investment.
But I don't think the negative changes will go down well with small private LL's and really think that a lot of these people will sell up and it could dump a lot of properties onto the market.0 -
