Can anyone recommend where I can get a tenancy agreement from which is up to date (includes depsoit scheme) and we can add extra clauses like no access to the loft ?

even more important that you make sure you know what you are getting yourself into then and do things by the book. Don't want to end up loosing a friendship as well as a wodge of money and your furniture!0
