    looks typical victorian to me so I'd deduct about 110 years from the 2003 estimate.

    Thank you. We really found it hard to believe that it was a 2003 build but the solicitors can't tell us anything otherwise!

    Is there likely to be a "typical" reason it's not showing on docs prior to 2003?

    Was it part of an estate & registered in 2003 to be sold off? Don't forget you sol won't see the house unless you show them a picture

    If that was built in 2003 then the builder has done a great job of imitating a much older property.

    It's possible that it wasn't registered with the land registry until 2003. Does happen for various reasons.
