we were in very similar position. View the house on Friday, made offer straight away bit below asking price. There were some viewings arrange for Sat and we did not hear anything till late Monday and it was accepted. Of course we were bit worried, but didn't want to appear to keen, so waited for agent to call. It is very exciting, but you need to appear cool headed, it will work to your advantage.0

You live over the road. What are the chances of "accidentally" bumping into the vendor...? "Oh, hi - really liked viewing your place the other day. Have you had a chance to think about our offer yet?"
If I were the vendor, this would make me feel VERY uncomfortable. I'd be thinking, "If I had an answer to that question, you'd have heard from me already" I think some vendors pay professionals specifically so they don't have to deal with negotiations directly with the buyer. It could end up being a very awkward conversation and is the sort of small detail that would lead some vendors to go with the other person. Although all situations and people are different, I think you have highlighted the key thing with the OP's situation. The vendor currently has options. He/she has not turned down the OP's offer maybe because he/she needs a bit of time, and to get a feel for what the level of interest is. I recently had an offer accepted within 24 hours because I offered £10k over asking, specifically in order to make them an offer they couldn't refuse. I think in this situation, most vendors would only respond within a short time if the offer was good enough that they think they won't get better.
Unless the vendor has a much higher offer, I can see him/her then negotiating with the current set of potential buyers, or going to a "best and final offer" date. At that point, the OP can submit a best and final offer.(Nearly) dunroving0 -

Distract yourself by trawling through RM and having a few alternatives lined up just in case there happens to be another 'house that ticks all the boxes'.0 -
Gosh, what a weird negotiating strategy. If I received either a note about "room to manoeuvre" or a question about "what price to take it off the market", you can guarantee I wouldn't be accepting the first offer even if I would otherwise have been inclined to!0

The vendor does have to go out and do some food shopping sometime. They won't be hanging on the other end of the phone waiting to get your phone calls.0

It may come as a shock, OP, but buying a house takes a little longer than buying something from Amazon. Even they take one working day. I've waited three or even four before now! :eek:
You say your partner is chain-free; does this mean you have a property to sell? If you are not an FTB, I'll be amazed.0
