Re-sale near a motorway

I was on here complaining about this issue a week ago. I am a first time buyer who has just bought a house by a dual carriageway. We have a slip road with a noisy cattle grid behind our house. I have lived here two weeks and I'm already getting used to the noise. It's surprising how quickly you will adapt. For what it's worth, houses on my street sell very quickly and are also highly rentable.0

Most likely, the fact that it's near a motorway has already been factored into the price. Was it cheaper than an equivalent property in a quieter location?
You can search recent sold prices on RM.
Otherwise, your question on what's a good bargain can be answered
"How long is a piece of string".
The development is flanked as follows :
North - main road leading to a motorway
South- empty piece of land
West - motorway
East- Golf course
There aren't any houses nearby to compare. The nearest sold house was a semi detached 0.5 miles away which was far away to compare. Surprisingly a detached 4 bed exactly 100m away from the motorway further up north beyond the country park which flanks our development sold for 265k. And also, the cost of this house is 15k cheaper than an equivalent 4 bed in the same development.0 -
100m from a motorway, it would not be the noise that worries me but the fumes and what you are breathing in.

I'd be concerned about the air pollution and the effect of it on my health. Public awareness of it is growing rapidly, and electric vehicles aren't going to make up that much of the market in 8-9 years - the new cars being sold today will still be on the road then and the vast majority of those are petrol or diesel0

I have no doubt you can get used to road noise like this, but it!!!8217;s getting people through the door that will be hardest. I would never live that close to a motorway, there is so much choice property wise out there that I wouldn!!!8217;t do it unless I really had no other option. Some people will, but it will restrict your pool.0

It's only a good deal if you're happy there (and how good is a good deal on a new build).
I viewed over 40 houses and about 10 of those had a simple dual carriageway nearby. The road noise in each was awful. I'd never have been able to enjoy the garden without headphones on, nor sleep with the window open. I'm sure you'd get used to it, but imagine being outside in summer with guests, trying to enjoy a BBQ etc.0 -

I discounted all properties even near a busy road while I searched. Not only do we have two cats, but even the best intended fence can be navigated over by curious children. Key is the noise and pollution though. I think would be tough to move on. You!!!8217;re unsure how, every buyer will feel the same.0

New developments are always risky. So it really comes down to supply and demand. If the area is in high demand, ie south east then I wouldn't worry about it. If it's up north somewhere, then I'd be more cautious.
8 years is long enough to grow some spanking big lleylandi trees. If I were buying a house near a road, I would plant a whole row of them and also offer to plant some for free in my neighbours gardens as well.Changing the world, one sarcastic comment at a time.0
