Move in with the family member ASAP, tomorrow or the next day, get help moving so you can be out quicker if need be, and send the landlord his keys back, then start looking for a new job and don`t use this situation to add any more unnecessary drama to your situation.

Why don't you offer the estate agent dates and times that are convenient for you? It seems like you are creating your own stress... Im sure if you said tomorrow is no good for me you can do viewings on these days then it would remove the stress and the estate agent will be much happier than you just saying no viewings.
  • Hi everyone, quick update.

First viewing was done and it was all nice and quick. Three foreign guys spent about 5 mins looking round but I could hear one saying they couldn't get a feel for the house as one room is full of junk (unboxed toys and clothes etc).

Turns out the estate agent is terrified of dogs too. I have an Alsatian, so I had to pin him to the floor while she showed them the living room for 30 seconds as she didn't want the door open any longer than that for fear the dog would get out.

It's almost as if it would be better to wait until we've moved out !!

But wanted to say thanks again for all opinions and advice on this thread, it's been a big help and has really settled my mind and some of my worries.

    .

Maybe she won't be arranging any viewings now until she knows you (and your beautiful Alsatian, I'm sure) are gone!! :p:D

    Good luck

If you have damaged the carpet the landlord can charge you the amount of the value of the carpet based on its expected life.

So if the carpet is 1 year old, and expected to last 10 years, they can charge you at 9/10th of the cost. If the carpet is 9 years old and expected to last 10 years, then they can charge you 1/10th of the cost.

The OP has damaged the carpet, so not really wear and tear.
The LL still isn't entitled to new for old....
