House search a disaster - considering withdrawing

Our last vendors changed their minds about going into a rental.
If they had been up front, told us, apologised for the inconvenience, we would have been fine. Their bleating on and on about how it was all the fault of the nasty estate agents, was what soured things.

Well....we viewed the previously mentioned property that I had found by chance - it had unexpectedly come back on the market. It was also below budget

There were a few viewings booked, both before and after us, but with fingers crossed, off we went on one of the coldest weekends in (our) living memory.......
We loved it, loved the town, loved the location of the house. It's small but beautifully formed with loads of character and a lovely garden.
Everything we could possibly want is within 5 mins walk, As it was Sunday and the agent's office was closed, 'Mr. Victoria' made an informal offer direct to the seller - before someone else did - which he informally accepted on the spot.
The viewer immediately before us had also put in an offer, but luckily for us it was too low, so it was rejected.
This morning we formalised our offer via the agents - and it was officially accepted. Hopefully it's now going through, our buyer's survey allowing! :eek:
Thank you everyone for going on this roller coaster ride with me (I know it's far from over yet, but at least we've found a house) and for your helpful and eminently sensible comments0 -

Wow, what a turnaround in the space of ... 48 hours?!?
