No title deeds?

My useless solicitor that I purchased my home with 6 years ago never sent me my title deeds. I blame my useless self too for not checking I!!!8217;d received it. I have checked with the land register and paid the £3 insignificant charge to confirm and relieve my self that I am indeed the registered owner, phew , least it was changed !! But how can I obtain a copy of my title deed? I doubt my solicitor of 6 years back will be capable to send it to me.

You do not need title deeds to confirm ownership. Your property is registered with the Land Registry as you say and that is all that is required. See here https://hmlandregistry.blog.gov.uk/2018/02/19/title-deeds/

If there is a mortgage and if there were physical deeds they'd be with the mortgage company.

If there's no mortgage and if there were physical deeds you might find the solicitor slid a sentence into one of their letters/documents they sent you at the time saying they'd stick them in their safe for you for free unless you advised otherwise.

Many solicitors will store deeds free of charge ad infinitum.

It works both ways, as your deeds are securely stored, plus they stand a greater chance of your conveyancing business at a later date. The do likewise with wills etc.

Thank you for your advice. There!!!8217;s no mortgage and yes they probably are retained by my solicitor, it might be worth me asking them to send me a copy. But I doubt they!!!8217;ll even reply, poor,poor choice I made using them. I followed the link Murdina attached a few months ago and confirmed me as the owner. But it would be handy to have that title of ownership paperwork for retention with my other documents. Is there any other way to get them ?

You already have a copy.

You paid £3 for it.

Keep it.

(or burn it - doesn't matter as the Land Registry keep the required record.)

[FONT=Verdana, sans-serif]If there are any old deeds in existence your solicitor may have stored them or the previous owners may have kept them because they forgot to give them to you or maybe for their own interest as the house to used to live in.[/FONT]

Any paper "deeds" are historical interest only for a property that's registered. Your actual legal ownership documentation IS the LR entry.
