Changing Estate Agents.

I have a question. Our house has been up for sale for 6 months now and so far no offers. I know the market is slow at the moment but I really don't think the agent is doing everything he can for us.

When we first put the house on the market we did so before the HIP's came into force. If we were to change agents now would we have to get one. Would changing agents be the same as taking your house off the market and starting afresh.

Does anyone know the answer to this, or are we stuck with the same agent?

    What feedback has the EA given about their inability to find a buyer?
    Been away for a while.
  • Well, we get monthly updates but nothing else. I guess I should give them a call and chase them.

    Given they are selling the most valuable asset you will ever own, the occasional phone call and a two way dialogue would probably be a good idea. Ask them why your house has not sold yet, and what they intend to do about it. Ask them what you can do to improve your chances of finding a buyer. Be a nuisance.

    We had the same situation. We went up for sale in April without success and little contact from our agent. We were told as long as the house is constantly marketed, ie. we finish with the old agent and start with the new one straight away we wouldn't need a HIP.
    We did this, reduced the price slightly and sold in 3 weeks. I think the fresh start with new pictures helped the sale.
    Now the panic is on to find somewhere!
  • Your'e current EA's have lost interest and given up. It's time to move elsewhere. Find an EA with lots of testimonial to back up their claims before instructing one and only agree to a 6 week contract to keep them on their toes.
