New Build Negotiating Sale Price - Success stories

Particularly with the larger developers.
I have set up appointments to view new builds (Crest Nicholson, Barratts etc) this week/weekend and wanted to know how flexible prices have been with real stories.
We have our place under offer and do not require a mortgage. Will that work in our favour or are these developers oblivious to this?

Price wise all depends on the market of selling in the area they are very stubborn in general, All I got out of Croudace in West Sussex was Flooring throughout circa 3.5k which was better than nothing0

Developers hate reducing the sale price because that shows up on the Land Registry records and affects the price they can get for all subsequent sales on the same development. What you can typically negotiate with developers is "incentives" instead, like them paying your stamp duty, or free improvements to the house, which aren't public information.0

Really depends on the area and how well the houses are selling.
Having said that, we managed to get our 3 bed new build in Oxfordshire down from £327,000 to £279,000. We got the best price for the style of house on the small development, even lower than some of the 2 beds! All homes on the development sold quickly apart from a large 5 bed that took 2/3 months to sell after the development was finished.0 -
we had a £7k deduction is price plus £15k for upgrades.0

Find out when their financial year end (and corresponding half year) is, and start negotiating ahead of that - there's a massive rush to get completions over the line in time for the results, so they're more likely to do a deal around that time than at others.
That said, if the development's popular, don't expect anything!0
