thankyou for your comments....I'm sure many more people will market their own properties in the future,to save paying heavy commissions-whether this is effective-I have no idea, please let me know....thanksCanucklehead wrote: »Good afternoon: We pay less in estate agent fees than we do for conveyancing...but of course we use Housenetwork (Option 1). Estate agents need be regulated and licensed as they are in Canada...will this ever happen?

there are lots of reasons......
they do not realise how easy it is....
they may not be computer literate...
they may not have the confidence to do it....
I still believe estate agents fees are too high...!0 -
This begs the question "why don't more people do their own conveyancing?"
The answer is probably similar0 -

My solicitor sent me her file after my purchase had been completed and as far as I could see it was basically a form-filling exercise. Most of the work is done by office staff rather than qualified solicitors. The reason you pay for it to be done is so you have the right to sue the solicitor if something goes wrong.0 -
The average EA fee is currently 1.25%. The average house price is £200,000. That’s £0 despite all the work if its unsold and just £2,500 on completion if it sells. Given the hassle, expense and aggravation, together with the likely lower sale price a private sale seems the less desirable option.0

Hi...we've sold through Housenetwork 3 times....cost less than £500 each time which included a listing on Rightmove...highly recommended! Other MSErs have had similar success with HN.
