Stable for me, with maybe a slight fall. Issues in the market / economy will have a big impact on the market, but the widespread desire to own property will more or less hold up the market st this stage
  • A 15 - 20% fall caused by tighter lending. Lower interest rates will ease the pain.

So, not only should we now keep all HPC threads (which this essentially is) in one place (which you haven't) we are not allowed to 'waffle' now either! Personally... and maybe I'm just demob happy at the moment, so feeling rebellious, the more people try to 'police' my freedom of speech (assuming it's neither unnecessarily offensive or inciting hatred) the more I want to break the 'rules'!!! :D The question is, how long could I waffle for???? I think my dh would safely place bets for at least national champion level!!!!

I'm left wondering why you ask a question and then don't want to read people's answers unless they meet certain 'criteria' (i.e. no waffle)????:confused::confused:
What are you hoping to achieve with this thread? If it is to genuinely find out the percentage of people who really believe there will be a crash/rise/period of stability with your poll then this isn't really the way to do it! Most people on here have a vested interest (I certainly do although I'm not saying for what :p ). People will vote to try and undermine/shore up their wish for a HPC/HPI. :T :T :T

I fully agree with your comments, although I believe that quality properties in the desirable locations/school catchments will command at the least a 3-5% rise.

Out of interest, how do you square that prediction with your view here ?

    Fall,

prices are too out of sync with earnings, and the sentiment has changed.
    It's a health benefit ...

I believe prices in some areas are still good value and will continue to rise steadily. The North East has many areas that are undervalued at present.

My house in Somerset is probably overvalued.

I think this poll is about the national, average house price.

Adjustment is a strange word to use. House prices adjust every year.
    Been away for a while.
