Talk to Shelter or look on their website for advice. A 7 year tenancy is a pretty serious thing to be walking in to unadvised. 3 years is quite a commitment too! Are there any provisions for increasing the rent in that time?0

This is correct. What you have written does not say it cannot be an AST if it is longer than 3 years. An AST which is longer than 3 years must be drawn up by a deed.Notlob0 -
