Leaving Estate agent contract for Part Exchange

I am 13 days into a contract with Bairstow Eves and have 3 viewings booked later this week.
However the builder of my new house that I’m looking to buy (can’t reserve until I’m under offer) has now said there is a chance we could part exchange as they want the deal done and this would make it quicker.
I have a 14 day get out of my contract with Bairstow however I might not get a price from the builder before the 14 day period is up - I don’t understand the contract with regard to my leaving them after 14 days...does anyone know how much I might have to pay Bairstow if I leave after the 14 days?

The 14 day get out contract - are you sure you did not sign a waiver to get the property marketed right away as you say you have viewings and the EA contracts we had they told us they wouldn't progress any activity until that period had elapsed but if we signed a waiver then it would go on immediately.
After the 14 days it depends on your contract, if its written that any buyer found during that period then the full fee will be due despite them not actually introducing the buyer. Only way to get around that would be to wait the period stipulated in the contract (likely 6 months to a year or something equally restrictive)0
