Leasehold house - dissolved freeholder

Apparently its a very complicated Lease. The lease is with the dissolved management company - so are they the freeholders or maybe it is the council. I have emailed them to try and find someone to chat too. I!!!8217;ve also requested a copy of the lease from my conveyancer.0

Sounds like the management company hold a headlease for the entire site, which they then parcel into subleases for each plot, together with shared management of the common areas. Not at all unusual.0

Most of the other houses on the estate are freehold. Its just my little area of 4 or 5 houses and another one on the other side of the estate.0

If the freehold belongs to the local authority and "they" haven't collected the ground rent then this suggests that it was a tripartite lease with the LA as a freeholder and the Management Company as a third party that agreed to do certain things e.g. cut bits of grass, and also collect the cost of that from the relevant lessees. If that's all they agreed to do then I can't see the problem.
If the Management Company had a head lease from the Council of an area including the few houses and the bits of grass then I am not sure this makes much difference. If the head lessee of a block of fats was dissolved then there would be an issue about making sure the block was insured and kept in repair. I can't see why this should apply to houses.
In this latter case the LA should been encouraged to determine the head lease for non-payment of rent so it becomes your direct landlord.RICHARD WEBSTER

Thanks Richard and I agree in that I can!!!8217;t see a real problem, we just manage the very small shared areas between ourselves at the moment. But the buyers solicitor foresaw potential problems - I just don!!!8217;t know what they might be..0
