    Correct.

    Thank you, some very valid points, hadn't considered time of year as a factor, it may have been on as early as October. One house sold on the site in last 8 years probably doesn't give a sample size large enough to identify true market value either. As you mention its hard to put a monetary figure on things like location and view so edging towards going back in. Thank you for taking the time to respond in such detail.

    I paid 10k more for my house than my friends on the next road over despite mine being a two bed and theirs being a three. Theirs is in much better condition and the rooms are bigger. However I have a much nicer and much more private garden and an amazing view. They're looking at a wall of houses. I'd have paid another 10k on top to get the house. When I sit in my garden on a summer evening drinking a glass of wine and watching the sunset I really don't worry about the price of other people's houses.;)
