If you don't spend your money on buying you'll end up giving it to a landlord. Even if you took out an interest only mortgage you'd still gain when you sell. Providing there's not a 30 year collapse in house prices.0

We just got a 20 year mortgage age 39 & 41 - hoping to overpay when able to (kids are just about to start senior school and college so will be able to pursue different work in a few years)0

I'd take a look at Halifax, they use a slightly different assessing criteria - my partner is a long term NHS worker on about the same as you and we were offered 108k on his salary alone as I have been in my current role less than a year0
