I think you are ignoring the fact that any flat will sell at a price which makes it attractive in the market, to investors if to no one else.
But I would just market this one at a comparable price to others in the same area and condition and see where that goes first. The council won't be able to prevent the use of ceiling fans and someone viewing in day time may well not notice them if there is ambient noise from outside.
Thanks yes I'm hoping investors buy if others are put off. It's a good location and a nice flat (I'm biased of course) and I think a couple living would drown out the noise from below anyway. It's an issue for me because I live by myself so hear everything and don't really play music or have the TV on in the background on a regular basis.

I understand what you are saying but also noise is subjective and I haven't gone down any official route. But I understand where you are coming from and will talk to my solicitor about it to know where I stand on this matter as yes it's a concern for me now.0 -
I would go with cake and say something along the lines of..
"You can make this easy (for me to sell) or not but if I can't sell, I'll have t rent the flat out and your new neighbour might be a heavy metal fan with insomnia who's partially deaf and needs the music up really loud to hear it."
Liking your idea and I have been thinking about renting it if I can't sell.0 -
Play music when you have viewers. Something jazzy would have several knocks and bashes to it rather than a steady rhythm where the noise might be more obvious. Try to have viewers in the day when the kid's at school.
Is your bed on the wall next to their flat? Can you move it to another wall? If not, move it away from the wall so it's not touching, and if it's on hard floors, put carpet or something squishy under the bed legs.
You could have the wall soundproofed (or at least improved).
Daytime viewings would be the best but then people work so there will always be evening viewings. I think I need to see how the viewings go and take it from there. And of course build a better relationship with the neighbours.0 -

Yes I have put hiking socks under the bed legs and that has made a bit of difference. I am also trying to learn to sleep with vibrations now0 -

Yes of course it goes without saying that anything will attract a buyer if it's cheap enough, and I'm sure "webuyanyhouse.com" would be only too happy to oblige at the fraction of the going rate, but I'd hazard a guess that OP would prefer to sell for as much as possible, and indeed may not even be in a position to purchase their next property if they are forced to take a big hit on this which is likely to happen if the authorities got involved and it had to be declared.
And I'm not even sure that omitting to mention any noise nuisance or vibration that OP has had a problem with, and is indeed part of the reason they wish to sell (eg the ceiling fans, regardless of whether or not the council would take action) - would not also be grounds for a subsequent claim by a future buyer once they had moved in and discovered it for themselves; they could argue that OP *must* have been aware but had failed to declare it.0 -

So you pretty much agree with me. However, please note that I never mentioned selling to a quick sale company, which is not something generally recommended on this forum.
I think the OP is sensible to take advice from her solicitor on the second matter.0 -

If I viewed a property, any property but especially a flat, where the vendor was playing music, the first reason that would occur to me would be that they were trying to cover up neighbours' noise. I would make an excuse and walk.0 -
