Does this seem like a reasonable price?

Like the size/space/potential but it seems a lot considering its going to need serious redecoration and it doesnt come with a garden just concrete.

I would consider 240/250 ish for it does anyone else have any thoughts?

    If you click on the 'market info' button it already seems to be cheaper than similar houses in the area.

    Are you sure about the serious redecorating? Unless the pictures lie, it looks like it may just need a lick of paint throughout and new carpet in the living room.

    The garden could be made nicer without too much extra work.

    seems a good price to me, you get a lot of house for your money considering it has a basement. Look at the sold prices for number 40 for some inspiration on what to spend the £50k price difference on!

    edit; just re-read your post, I dont think it needs serious redecoration. Decoration may not be to your taste but the decoration does not appear (from photos at least) to be poor therefore you are unlikely to knock money off for that - thats your issue, not theirs. As poster above mentions garden can be made a lot nicer with little effort at all and to some a low maintenance garden is a boom. Again, your issue not the sellers.

    Agree with Silvertabby, depends what you think 'serious redecorating' amounts to. Does need a living room carpet but how much do want off for that?

    Wow, your idea of "serious redecoration throughout" will almost certainly not be met with warmth by the vendor. Apart from the carpet, (which reflects what appears to be an older person's personal taste) the rest looks perfect.

    The "low maintenance" garden also perhaps hints at the lifestyle of the current vendor. If that does not appeal to you, then I doubt the vendor will be terribly concerned about how much you think you "need" to spend on gardening.

    Ignore the '' market info'' button... the info there is manipulated to only show pricier examples of otherwise comparable properties.

    Instead look at ''recent sold'' prices and yes, you're quite right, it is worth £240-£250k based on recent sold prices.

    The £289k SSTC one that ashe has linked to is a much nicer property IMO and it would cost at least £20k to bring the op's property up to the same very high quality standard of internal finish.

    That was my thought process based on recently sold houses. If i'm comparing to the one you listed I think its quite far off that.

    i agree maybe i was a bit OTT with the serious redecoration bit! Just not to my taste at all.

    This is one great house! While the colours may not be to everyone's taste, it looks what they call 'well presented' enough to me.

    It's always surprising to me how much weight people seem to give to the decor. It's the quality and layout of the building that matters.

    Personally, I have never bought a house I didn't want/need to decorate. It's no big deal to do a little painting.
