House that was previously flats

Evening,

We went to view a house today that was previously two flats. I have looked on land registry and it shows the address as 118 & 118a. Would this cause any conveyancing problems/extra solicitor fees when purchasing?

    [FONT=Verdana, sans-serif]You will need to check the planning situation and also the building work to convert.[/FONT]
    [FONT=Verdana, sans-serif]Was it originally 1 house, then 2 flats, now one house or was it originally 2 flats.[/FONT]
  • Are there freehold & leasehold titles for both address on Land reg?

    Are the owners the same name (buy deeds from land reg).

    Are you buying freehold or leasehold?

    If estate agent didn't tell you about this in advance assume there are other "surprises"

    I!!!8217;ve only managed to download the title deeds for 118 and the website is now saying there is an error so I can!!!8217;t get 118a.
    The house is freehold.
    I don!!!8217;t think it was originally flats, but I!!!8217;m not sure how to find that out.
    I!!!8217;ve searched all the planning applications on the council website and there are no applications for that address. It only goes back to 2004 though.

    I don!!!8217;t know how to put pics on or I!!!8217;d upload the deed I!!!8217;ve managed to download.

    Download all the titles and title plans once you can get back online.

    Ok, I!!!8217;ve managed to download everything and both are exactly the same. They both have the same reference number as well.

    There is some wording about hereditaments which, following some googling, worries me slightly as I!!!8217;ve never seen that before.

    As I mentioned earlier I!!!8217;m not sure how to upload photos or I!!!8217;d upload a screenshot.

    [FONT=Verdana, sans-serif]That's a single freehold title covering 118/118a. You have not shown the part of the title which would reveal whether that freehold was subject to the grant of any leasehold interests.

    [/FONT] [FONT=Verdana, sans-serif]You say the other title was exactly the same? So another freehold title of 118/118a with exactly the same site plan? Seems odd.

    [FONT=Verdana, sans-serif]The two title plans look identical, they are for the same title number and the title number stamp is in the same place ie one is just a photocopy of the other.

    [/FONT] [FONT=Verdana, sans-serif]It looks like it was originally a Victorian house which might at some point have been two flats hence the road numbering.

    [/FONT] [FONT=Verdana, sans-serif]I really don't think you have much to worry about re the conveyancing but you can always message the Land Reg and ask why the same title appears to be listed twice.[/FONT]
