help with landlord

To cut a long story short, myself and my landlord fell out. I had enough of her thinking, just because i rent a flat of her, I am scum, and she can speak to me how she likes...well she didn't like that and sent a friend or someone round to tell me that I’ve got to leave at the end of this month (which isn’t a problem I’ve already found somewhere).I’ve lived at this property for about 9 months and I’ve always paid my rent on time.

On 15th Oct my landlord sent me a letter stating
Dear XXXXX

As requested by you i would like to give you
24hrs notice. I will need access to the meter in your flat and also the cellar to read the meters. So I would like to call tomorrow (Tuesday pm)
Please let me know if it is not okay.......

Now, she didn’t put a time that she would come round, or a telephone number, or an address, so i could contact her, and find out what time she was coming round. I couldn’t stay in all after noon waiting for this lady, but when I came back she had entered my flat and emptied the meter etc, and had a good route around.

I received another letter today.

To xxxxx
I require access to flat i and i am giving you 24 hours notice to enter my property known as xxxxxxxxx

Is this legal? Can I refuse this obnoxious woman entry into my flat?
Any help would be grateful.

  • Hi,
All Landlords have the right to obtain access to the property to inspect its condition, but, other than in cases of extreme emergency, this must not be without the tenant's knowledge and consent. Unauthorised access by the landlord may be deemed as tresspass and he may also fall foul of the harassment legislation. She should definately not be in your property. Speak with your local housing association for advice, they may give you relevant numbers for action to be taken against her. The law is on the tenants side.
    Good luck.
