Moving House

Hi looking for bit of advice.. myself and girlfreind are first time buyers no chain and our offer has been accepted. This was in December just before Christmas the couple we are buying from are moving in to a new build. First date of entry was 16th February now it!!!8217;s been put back to the 2nd of March. Have now been advised a week before basically that there are furthers delays and currently have no idea of date of entry. Can anyone advice ? Thanks

You can try suggesting to them that you buy and they find somewhere else to stay while they wait for the new place to be built.0

The home owners have said to us that they cannot move into temporary accommodation and can!!!8217;t afford to put their belongings into storage. I feel we have only 2 options either pull out or else wait until their new house is built which they don!!!8217;t know when we will be ready. Do we have any other options? Thanks0

There is a middle ground of not withdrawing yet, but restarting your house hunt to view other possibilities. You may get more clarity on timing in the meantime...or find a better property. If the time you'll need to wait is too long or you find something better, then pull out. Always good to have options when it comes to house buying0

I know you're eager to move but the timescales don't seem that excessive so far.
As has already been suggested, view more properties just in case you need one in reserve.0 -
We really do like the house and haven!!!8217;t seen any other properties on the market since we seen this one I feel like we would just be settling on something to get into a house quicker. We are first time buyers and have said we are flexible but now moving onto the 3rd possible date of entry we do feel we need to set a date of entry. Very stressful0

Nobody can set a meaningful date of entry until the newbuild property is actually complete. Until then all you have are estimates.0

What is your urgency though, apart from to reduce stress? If you have a genuine need to move by a certain date (school dates, tenancy expires etc etc.) then put it to the other party via your solicitor. If you are really flexible but just impatient then either prepare to sit it out or don't.
Our recent process took 5 months end to end and our sellers will have taken 8 when they complete tomorrow. They moved out to allow us to move in before their purchase was ready. They had said they couldn't do that but changed their mind when they thought they'd lose us as buyers.
Word of warning though, we were their only buyers and we had got other properties we were also interested in. If your sellers do have alternative buyers lined up if you drop out then getting too impatient now or imposing ultimatums on them may backfire on you, leaving you back to square 1 completely.

Yes - be patient!
Average purchase takes 12 weeks. I have also had one take 5 months so this all sounds perfectly on track to me.
I always say, the only thing that makes house-buying so stressful is when people start slamming down unnecessary deadlines.
I often cut my nose off to spite my face, but this is definitely not one of those moments!2024 wins: *must start comping again!*0
