What to offer!!

http://www.rightmove.co.uk/property-for-sale/property-71532563.html

Interested in the above. Not sure what to offer, it is a bit above my budget. The beams are painted white make me wonder whether they have problems with wood worms. The garden is staggered into two. I do not know what is the use of the raised area. I would appreciate some comments. Thanks

  • I don't know about woodworm, but I personally would have also painted the beams white - any darker colour beams I find makes the room feel claustrophobic. Is it typical of prices for this particular type of house in the area? Are things selling quickly there?
  • If that was my house I'd have white beams too, makes the room seem light and airy in comparison to darker colours.

The raised bit of garden appears to be on both properties on the sides, so one logical conclusion is that originally there was a slope, that house was built at the bottom and the garden was split like that to avoid an unusable sloping garden.

In terms of use, probably as it is now - gravel or decking and use as a seating area for reading/sitting/BBQ etc.

Same as above - they're white because it's small and dark beams would just make it feel even smaller. Downstairs bathroom would put me off, but know some put up with it. I'd expect it to be cheaper than other 2 bed houses for that reason. The ones near me were often 3 beds with a downstairs bathroom or 2 beds with one upstairs - both were usually around the same price.

Different in parts of the north, etc where it's more common.

Garden is prob stepped as it's on a slight hill. Would have meant a sloping garden otherwise. Houses behind look quite high. Compare against the gardens to the side of the property and see if they're similar, and how high up the houses behind are.

When you say its a bit over budget, what's your budget?

With anything that's old and cottagey expect there to be things that need doing so whilst I wouldn't call it a money pit I'm sure you could buy the place and find a whole host of things that need doing to make it into your home.you need to be realistic about what you can offer without making the offer too low.

You also have to consider that potentially the vendor has a price in mind and probably wont deviate from that figure much.

the garden whilst being appealing would need some sort of barrier on the raised bit and perhaps a handrail going down the steps.
Lovely place to perhaps enjoy a glass or 2 of something in the summer or a BBQ with friends but it just doesn't seen that safe and enclosed at the moment!

I would suggest that you visit this house in the evening and at a weekend to look at the parking situation. I always feel that houses in this area are expensive for what you get because of the area around the school but this house is a long way from that expensive bit of Harrow on the Hill. It is also quite a long way from the station.
