Estimate cost of reburbishment

Any idea what to offer for the above? It does need complete refurbishment any idea of the costs.. Looking at the state of the house what will be the urgent needs if money is tight. I think a rewiring is a must and damp check. Thanks

Plug sockets look to be in the right sort of place (not on skirting boards, no trunking) - did you see any other signs? (Presuming you've actually seen it!) Did it smell damp? Any visible signs?
Absolutely impossible to say what needs doing from those pics. I've bought worse lol. If I were checking it for damp, I'd be doing that before buying it.
What's the roof like? That's possibly the worst job - presuming the structure of the building is okay.2024 wins: *must start comping again!*0 -
It's a spot-the-demographic one... "No upward chain" and decor from the early 80s. Let's just say that I wouldn't be expecting much information from the previous occupants.
What needs doing urgently? Probably not much. A good lick of paint and some fresh carpets... especially in the living room... Ew. Get the feel of the place and plan what you want to do. Not much scope for layout change, but extending the bathroom certainly wouldn't hurt...
Assuming the previous sales in the terrace are of comparable properties, then there's plenty of scope in the current price - but it's been for sale since September, which surprises me, so there may be scope for a good offer.0 -

Could you do yours up for £20k?
I've done a couple of total renovations and a few refurbs over the years and actually the total ones are easier than trying to patch things in to put things right.
When a kitchen,bathroom and rewire are needed that's usually where you need to open up to plasterers too and you can very easily use a budget up of £20k,and once you delve deeper you always find something else that needs doing or you would like to change to enhace the place so you probably need to look at a half again for a contingency fund.
You could end up spending £30k easily,you'd have a cottage that was lovely but also you need to be mindful of the ceiling prices of other properties around it.
Spend too much and you won't get the money back until prices rise in general,spend too little and you may not get the finish and quality you want.in S 38 T 2 F 50

I don't think a £20-£30k refurb does the location or price point any justice.
There clearly aren't enough sockets so a rewire is probably necessary if you don't want to spend your life running everything off extension leads.
Old school inefficient radiators. Damp stain in the lounge. Replace all internal doors, do something about the arch, replace at least the bathroom window. New bathroom, new kitchen, new flooring, complete decoration.
Query over major plastering but some skimming required as a result of electrics overhaul and roof.
£30k is an absolute starting point for standard quality fittings.Everything that is supposed to be in heaven is already here on earth.
