Freehold Company Admin Charges

  • Start by reading your lease - they can only charge what is in the lease. If the amount is stated and fixed, then they cannot add admin charges. I have been dealing with these scammers for over 15 years and every year they try to charge me admin on ground rent and insurance. Every year I tell them its not permitted and every year they cancel the charge. I wonder how many in my block just pay it. They already make 15-40% commission on insurance anyway.
  • The staff and the Leasehold Advice Service and thought that the charges were probably not allowed:


    "My view of the “…and any fees and other expenses…” element is that these would cover any fees that the landlord incurs as a result of taking out and maintaining the policy. I would read these as third party imposed fees as opposed to covering the landlord’s time in arranging the policy."


    So the £20 per policy would probably not stand up at tribunal.


    I have settled with them reducing the fees to £5 per insurance policy which is £10 a year. It's not perfect but for the sake of £10, probably not worth taking to the FTT. £40 a year I probably would have spent the £300 to take them but then again the time it would take.....
