Ahhhhh, another one bites the dust!

...we’ve had zero luck! Absolute tears today!!

5th offer that we’ve accepted, fall though before exchange since Oct!!

Is it only us this desperate and unlucky? Mainly buyers buyer the reasons why we’ve been unlucky but today we’ve heard our most recent buyer can’t get the mortgage needed!

Worst thing is we’ve offered and been accepted on our dream home, do we have to tell the agents of the purchase now of our sale falling through or do we wait and try and get a buyer this week?? Feel bad for the vendors but we’ve averaged a sale within 3 weeks on all 5 offers...

    Let your vendors know. If there's a chain above may collapse in any event.
  • Oh no, I really do feel for you!
    Why did all the other offers fall through? Did your last buyer have a mortgage agreed in principal before they viewed / made their offer?

    You poor thing - soooo unlucky. Hope the next one's more successful!


    It'll pee them off and maybe make them distrustful if they find out you've not told them, so it's usually best to. Maybe give it a few days. They'll be gutted too so I'd suggest asking them for a grace period to find another buyer and keep the chain together. It's hard to say if your vendor's EA will be supportive or if they'll say best to remarket.

    We!!!8217;ve decided to just be honest and let them know and then hope we get another buyer.

    I don!!!8217;t like the thought of holding the truth given all weve been through!

    Thanks for your advice tho. I agree the agent who was extremely helpful in getting us a viewing and getting the vendors to accept our max budget (under asking!) might show us as genuine, which we are. House is a family selling after a the owner passed.

    Previous sales 3 x buyers, buyer pulling out and 2 x within 3 days, not getting mortgage etc.

    We go back on tomw, hope the vendors give us the weekend (I fully expect them not too!) and go from there...

    Sixth time lucky. I!!!8217;ve cried plenty today, now time to move on.

    Morata_ , if all those buyers pulled out after just a couple of days because they couldn't get a mortgage, that suggests to me that none of them had even gone so far as to approach a lender to see if they were eligible before viewing properties, let alone be in a position to be making any offers, other than registering an interest!
    Just a suggestion to save more hassle and heartache in future, especially after the awful time you've just been through, might it be an idea to ask your agent to only let people view who are actually in a position to buy and have a mortgage approved in principal?

    It sounds as if your EA does not have a clue. Maybe consider ditching them and finding one who does to spare you any more time-wasters and all the heartache they bring. Good luck; you will find the link that makes the chain hold.
