Compensation ..New Build Problems

Hi.

Moved into a new build last June, and had the usual snags but some were worse than others.

We had a leaking shower cubicle and faulty tray, which was eventually replaced and fixed - after seriously bodging the first attempt with expanding foam...

Another bigger issue is our floor in kitchen/utility/downstairs WC. I noticed the fault - it wasn't level, or flat in one corner, during our inspection visit. Was told it would be fixed. Wasn't...since then we've had the floor up twice, coming back next week for a third attempt.

This means we lose our kitchen for 1-2 days again - they're taking kitchen units out his time. Hopefully this will be the last time.

Now, I've read previous posts saying you won't get compo because they have a right to fix the problem - but how many chances do you give them?

I've 'wasted' days babysitting workmen (I won't allow them in the house unattended because I've had stuff stolen from workers a long time ago - not this company btw) - in total it's probably 10 days...

Along with other issues, that are too numerous, and maybe minor compared to these two, but they do add up as a whole.

The workers damaged our fridge/freezer last time, and was told they'd replace the doors - until they realised they can't get the doors alone so would I mind claiming off MY OWN insurance for this !!

Once, the floor is done, I am going to write a letter to the MD outlining all our gripes and asking for recompense for all the inconvenience etc.

What are my chances...I at least want the fridge replacing - I have it in email that they will do that...

    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Thanks for your reply but I am aware that I have already paid for the property.

    I can't be the only person in this situation, and was looking for some constructive feedback. -ve or +ve.....

    I would suggest you list all the issues, get quotes from tradesmen and the cost of the replacement fridge.

    Send a letter to them giving them final chance to repair or replace, then you will have to pay out yourself and take them to court.

    They +vely have your money already. Sorry to be -ve.


    In reality I think you have little or no chance of any compensation and you would probably be best claiming the freezer from your own insurers.

    The fridge sounds like a straightforward claim to pursue, if they've acknowledged liability. Letter before action and then lodge a small claim if necessary.

    Can't see that you have any claim for your time "babysitting" them, which was your choice rather than something essential.

    It's possible we were pushed into completion and the house was had so many Snags, which delayed the carpet fitting after 1 month we finally moved in and they paid us about £1100 to cover mortgage and other bills we had to pay.


    The Mrs was on the war path, wrote a massive email to the head of the department and to be fair he sorted things out.

    We had a similar issue - they insisted we move in a week earlier than they originally agreed on at the beginning of the process.

    A week in which they could have fixed this problem!
