What documents do i need from potential purchaser

Good Afternoon
I have a purchaser for my house-they were not introduced by an agent.
We agreed on a price 2 weeks ago.
The purchasers have a property which they let out in a different part of the country. At the moment they have a residential mortgage on the property,(with the mortgage companys permission to let out)
They have said they need to turn this into a btl mortgage before they can complete a residential mortgage on mine- which is fine.
But do I need to get something from them to seal their intention to purchase- perhaps an account with their deposit in or something like that?
I am worried that I keep the property off the market and then it doesnt go through.

You don't need anything. There may be certain things that will give you comfort that they are serious.
Even if you see an account with their deposit in, this will give you no particular certainty that the sale will go through. All it tells you is they had a certain amount of money in their account on a given day.0 -
Rather more convincing would be if they instructed solicitors, got a survey done, etc.0

If you also have the property on the market with an EA check the T&C you have signed up to, to make sure no fee to them will occur if you sell to this other party.0
