    Indeed, you and your solicitor have no idea when the stove was installed and whether HETAS accreditation was in existence then.

    However, I would pay for the indemnity, rather than advise the buyer to have their own HETAS trained person examine the set-up; there's no telling what they might discover!
  • I seems to me solicitors have discovered that indemnity insurance is another good money earner. It would not surprise me if the solicitors commission was more than 50%. Most of these indemnity insurances are for events that are extremely unlikely to occur and are therefore cheap but the solicitors won't tell you this. I was in the position where my purchasers solicitor wanted me to buy an indemnity insurance because a boundary line on my property was not straight. My answer was yes you are right but they are accurate, the position of my fence proves it. In any case the Land Registry themselves say they cannot guarantee the accuracy of boundary lines. I also said -in Your opinion it might be a problem, in my opinion it isn't . If you have a problem with this then you advise your client to purchase the insurance. The outcome was he dropped his demand for indemnity insurance.
