Redeeming help to buy

Has anyone done this?
We are paying off our help to buy Before putting our house on the market. We had an independent valuation which has fortunately come back at a bit lower than what we will put it on the market for. We are not taking out a loan and are paying them off in cash. (From family)
My question is, I really want to put the house on the market ASAP. Obviously cannot do this yet as potentially they will want 20% of the price it goes into the market for so we plan to pay them off first.

We have had the redemption figure back. Does anyone know how long it will take to complete from this point?

    Because if the property sells for more, then 20% of the additional gain has to be paid to settle the HTB liability.

    Interesting this, but what if you pay it off and the house sells for less than the valuation?
