Buying a new home on an existing plot

Hi
I have a question about buying a new build, on an existing plot. A local builder has purchased a house with a large plot. He is renting the house and has built a new property in the side garden.
I have read a lot of articles about new builds, snagging, warranties etc. But these articles are all referring to new builds in larger developments. So my question is: if buying the property, would I expect any form of warranty, or should I expect to be able to report snags to the builder? ... Or, would this in essence be the same as buying a existing 'second hand' property?
My girlfriend and I love the house and are planning to offer, so any advise or insight to potential issues is appreciated!

So, is it a legal obligation for the builder to provide a warranty / insurance against defects? Whilst I have read up on the differing types of policies, nowhere explicitly states what the builder will be obliged to provide.

There is no legal obligation to have a warranty on a house. I am self building and I have not bothered. BUT without one you might have trouble getting a mortgage so might have trouble selling it. So a builder building it to sell would be pretty stupid not to have a warranty of some form in place.

It would be unmortgageable without either a recognised warranty, or (possibly) being certified as having been supervised by an appropriate professional - see the CML Handbook for more info:
