WWYD- House price

I am about to put our house on the market.

3 estate agents have valued the house- 2 valued at 240k, 1 valued at 250k. We have instructed the one that valued at 250k (but they are happy to market at 240k if we wish)- our choice was not based on the valuation. All of the estate agents were confident it would sell quickly.

One of our neighbour's homes is also on the market at 240k- very similar house, but has no off-road parking (we have off-road parking and parkng can be a bit tricky but there is always on-street parking available within 250m). Currently been on the market for one-month and not sold. They have reportedly had at least ten viewers, but it is unclear whether it is the lack of parking or price that is putting people off.

Houses on our road are attractive to first time buyers, and normally sell quite quickly. Looking at house sold prices, nothing directly comparable has been sold recently, but broadly similar homes have been sold for 200k-275k.

Interested in views on what price you would start at in same situation.
Our concern is that 250k will take longer to sell and generate much less interest, but 240k may be under-selling ourselves.


(BTW- we are unwilling to use phrases such as 'offers in excess of' as we personally dislike them).

  • Don!!!8217;t know about price but I would not even view a property that doesn!!!8217;t have off street parking. This is completely influenced by where I live though. It might be different where you are
  • Can you add off road parking to the houses that don't have it? We had a house with no off road parking but with the space to potentially add it and our buyer insisted that I obtain the suitable planning permission before he would proceed. The ability to add off road parking clinched the sale for us so I would expect your off road parking to be a big selling factor. I certainly wouldn't want to walk 250m to my car - most of the time we lived in that house we could park right outside and certainly no more than 50m away.
  • Our neighbours wouldn't be able to add off-road parking as their frontage isn't big enough.

    What were the sold prices in your street for similar houses? Hard to judge based on current for sale prices but actual sold prices should tell you a lot.
