Firstly, thanks for your clarification here, its really helpful!
I'm currently caught up in this web having purchased a new build for £465,000 with the developer covering the stamp duty at £13,250 - far more than 1%.
Is there anyway around this? or is going back out to market in search for a new mortgage with a different lender inevitable.
Also, WHY ARE THEY DOING THIS!? [Mad]
