Making an offer via an online estate agent

I have found a house I want to make an offer on which is being marketed by sellmyhome.co.uk
When I spoke to someone there they would not tell me whether the property had had any offers yet or not. It has been on the market since October and not yet been reduced so I have a hunch there may have been some offers which the sellers have rejected. How do I play this? Usually an estate agent can provide some insight or at least tell you if the seller is open to offers.The house is on the market for £525k but we would like to spend as close to £500k as possible. I initially thought about offering £505k and then there is some haggling room to maybe land on around £515k. My only concern is the seller just rejecting our offer and not willing to haggle. We could technically afford the asking price but we'd be really stretched so i need to keep it as close to £500k as possible. I really want this house! Any reason why sellmyhome.co.uk won't tell us about previous offers? surely it will help both the sellers and us if we have this information? What price should I go in at? Any advice on what to ask the sellers about previous offers? should i just ask a direct question? usually this all goes through an agent so I'm not sure the right thing to do here to get the best deal. Advice gladly taken!

    Don't focus too much on other offers. You're not competing against any, and the longer it's been on the lower they are likely to go. They may even sell for less than they had any offer for if it was say 3 months ago. Unless it says fixed price or offers over, I'd say everyone is open to offers.


    How does the price compare to others? It may be they're way overpriced, or priced to sell (but in a rubbish market). Generally prices are falling very slightly, but not everywhere.


    If you're happy it's priced fairly, I would go in at £495k and see what they say. You may be able to get it for £510k-ish. Go in higher and they'll prob still get you to offer more and you may settle nearer £515k-ish.


    If it's any insight - mine was up for £520k after reductions. Sold at £515k (one offer which we accepted). I wouldn't have sold for less than £510k.
