Land Registry time frame question please

My wife owns a downstairs flat in a converted house that has a decent sized garden. Her son bought the upstairs flat and my wife transferred a piece of the land at the rear of the garden to him to use as a garden at no cost. he has never created an access to the garden or used it for anything.
He is now selling the flat and the agents say the small bit of garden will not affect the value of his flat one way or the other, so he wants to transfer it back to his mother also at no cost and not have the expense of developing it as an accessible garden prior to his sale.
Has anyone any idea how long this process takes via land registry and whether it is an expensive process?

Registration takes around 72 hours but best to go via a solicitor to register it online0

have you experience of this timeframe as my stepson was told it could take up to 20 weeks!! (which would delay his sale).0 -
Was it transferred and given its own title?
Was it mortgaged either with the flat or separately?
Timescales will vary depending on what's involved. If it was registered under its own title then it's much quicker (8 working days on average)
If included in flat title and needs to be transferred out as a Transfer if part then longer at 67 working days on average.
Difference is all about wait times from receipt to consideration.“Official Company Representative

it was indeed part of the flat title, and now needs to be transferred out. flat is just about to go on the market so hopefully the 67 days average estimate may be a bit shorter (fingers crossed).0 -

So they want to transfer the part back and out if the title. Key is to get it submitted and then it shouldn't pose a problem fir buyer once found.
Once buyer found they can see what's happening and should be no reason to delay anything as it's all transparent.
If for any reason they/their lender see it as a problem then whoever has lodged it can contact us with the details if the buyer and ask us to expedite it. That shortens the wait time to a few weeks. But you need a confirmed buyer as trying to sell can take a while sometimes so not enough urgency from a registration angle.
But as I said the transfer should not be a problem or a hold up for any buyer as long as it's done right and the details are shared. So make sure the EA knows what's in and what's not re marketing the property“Official Company Representative
