Viewing just before Exchange of contracts?

    only the case if they appear nervous,

    a simple call to the EA along the lines of

    "we're super excited to move in, the solicitor has recommended that we view just before exchange just to check condition, you know the usual legal rear covering, and we can measure up for our furniture. We dont want to hold up the process so can you organise ASAP"

    nothing strange or worrying at all.

    That's a pretty good way to put it across, but in my relatively extensive experience it doesn't take much to worry a seller, and a visit from the buyer just prior to exchange is fairly likely to induce worry!

    We don't care much about carpets and small details as all is going to the skip anyway.
    The property is not in fair condition but we are ready for make over.
    So thank you again. Spoke with my partner and we will call for viewing next week.

    I lost count how many times I went round to the house before we completed on our last property. After the first viewing we were even given the code for the key safe so we could go round anytime!

  • We put an offer in after seeing our house once. They did viewings all weekend ( went up Thursday). We viewed Saturday and offered that afternoon, we had to wait till all offers in by Monday ( around 4/5 offers) and after a little negotiation we had an offer accepted.
    There was no time for a second viewing and we would of lost a lovely house. Then we were busy getting mortgages/solicitors set up.
    We did go back during the process and had a good look while measuring. This reinforced we were on the right track. The vendors were fine with this.
    Maybe we were lucky with only viewing once but we could of pulled out of it was awful when we returned. Our gut feelings were right it was the right House for us and we needed to secure it after losing ones previously.

    Who gave you the key safe code out of interest? Agent of vendor?

    The property was not vacant, the seller and her DD lived there!


    Vendor gave me the code.


    To be honest, I thought it was a bit odd at the time and do accept this is unusual
