Update:- Received Section 21 stating I have to be out of property by end of May. No Gas Safe Boiler Certificate.
Agent called Saturday lunchtime, I missed the call, then his offices shut.
Today (Tuesday) received an early morning call and the agent said 'you do realise that there is a viewing taking place at 11am today as a message was left on your voicemail (I don't have a voicemail)' I said 'no and what's more there will be no viewings', agent said 'you going to be one of them then, I shall inform the landlady that you are being obstructive as you legally have to give us access'. I said 'put it all in writing' Agent declined and said 'no, we don't have to put anything in writing'. He then went on to say we will have to wait until you are out the end of May but we can come when you're out if you don't want to be there'.
Feeling intimidated, just waiting for the next move Agent may/will take.0 -

Why not just change the locks?0 -
Seriously change the locks or they'll start letting themselves in to do viewings.0
-
The agent is a confirmed idiot. For your own peace of mind change the locks.
If you want further reassurance, speak to Shelter or make an appointment at your local CAB and take a copy of the contract with you. They are an EYESORES!!!!0 -
Change the locks and call 999 if they try and gain entry or start banging doors.0

As I previously stated if you weren't given a gas safety certificate at the time you signed the contracts and got the key then a section 21 cannot be served https://landlordadvice.co.uk/one-chance-to-serve-the-gas-safety-certificate/ . If as you say there is no break clause the earliest you can be served notice is 2 months before the end of your contract and inline with your contract dates.
You need to seek legal advice asap and also complain to the redress scheme the agent belongs to as from what you are saying he is breaking the law. This is a system account and does not represent a real person. To contact the Forum Team email forumteam@moneysavingexpert.com0 -
I agree with Simonr66 - you do need to seek legal advice asap.
The agent is acting as if you have a 6 month AST and not the year one that you believe you have..
Keep all paperwork and log everything0 -
The agent knows you are vulnerable, possibly thinks you don't know your rights and is trying to strong arm you. What you need to do is fight back (not literally!).
You need to express in clear terms to the agent that you have contacted Shelter and CAB and they both agree that you cannot be evicted before September. If the agent does not agree with this they are welcome to take you to court (would make great viewing as they explain to the judge "AST's aren't worth the paper they're printed on").
However in the meantime any further correspondence on this matter will be deemed harassment (it might even be worth popping into the local police station and explain to them, they won't do anything but it will be on record if anything happens in the future and will be massively to your advantage).
A lot of these jokers are used to years of ignorant tenants, but now the tenants are becoming more knowledgeable and they don't like it.0
