    If it ticks the boxes and you can afford the price, go for it. Better than regretting living somewhere with fewer boxes ticked. A few £K wont matter when you come to sell, even if you remember what the original buying price was.

    If the surveyor's valuation is significantly lower than the price you offered you always have the option of renegotiating on the basis of facts.

    The point I was clumsily trying to make is that people often post on here about a house similar to the one they want to buy being on the market for less. They never want to buy the cheaper one because they prefer the other. They often seem to struggle to accept that a house that people prefer for whatever reason will be a more expensive house.

    Would need to objectively work out what the whatever reason is though else someone might have a decent point about a similar house being cheaper.

    I found 1 house recently where it sold 6 months ago for 25k less than asking price now and the market has stayed flat yet they want about 20k more than they bought it for with no work done purely cause they want to buy another house. So the EA has to price it as the vendor wants in some cases.

    Of course. I’m not saying people shouldn’t use all the info available and try to get as good a deal as possible. I’m really trying to say don’t be put off buying a house you love because a similar house you don’t love is cheaper.
