In the processes of buying a flat being going on for couple months and the following items have been outstanding for since Dec:
1. Please confirm whether the surplus for the recent accounting period has now been finalised. If so, please provide us with more information/documentation.
2. Please provide us with the Fire Risk Assessment.
3. Please provide us with the Memorandum and Articles of Association.
4. Please confirm the completion requirements to have the restriction at B4 of title EGL522001 removed as the restriction is no longer necessary.
5. The Lease does not specifically confirm to the property as 8 Pickering Road, only the plot address as 57a. Please produce evidence that this is the same property.
6. Please provide us with the draft Deed of Covenant and Licence to Assign.
7. Please provide us with the consent from the Landlord to assign the Lease.
8. Please confirm whether there are any Deed of Covenant and Licence to Assign fees.
My question is, is it my solicitor job to contact individuals and obtain these information or isit the job of the sellers solicitor job?
Also shouldn't these item be picked up in the searches?

It's the sellers for all of them. Pretty standard stuff but 2 months seems a long time to have nothing back.
Searches are nothing at all to do with these issues, they are to check for changes happening in the area, eg is a motorway is about to be built through the flats or a supermarket next door, and also other potential, issues, say was the flat built on a brownfield site and the land might be contaminated etc.0 -
They are questions for the Freeholder - or their managing agent to answer.
They can be notoriously slow to respond. Part ofnthe reason that the sale of leasehold properties take longer to conplete.Everything that is supposed to be in heaven is already here on earth.

It may be that the freeholder or managing agent is charging several hundred quid to include all this as part of the management pack. Perhaps the vendors are having second thoughts.
Your solicitor needs to do some sleuthing to see exactly what's happening and where the buck's stopping...2024 wins: *must start comping again!*0
