Tenant repairing damage.

Hi all, i have a question and think i may know the answer i am going to get but thought i’d ask anyway.
My tenant broke the shower, it is the bit that slides up and down a bar with the shower head on. Now, the fittings of the shower, towel rail, toilet roll holder etc are all square wher eit fixes to the wall, however, the one the have replaced it with is rounded.
Can request/demand it to be replaced with a matching or similar style to match the decor of the bathroom or am i just being picky. Obviously i would have replaced it like that but being your own you would.
If i can’t do anything then fair enough, it works at the end of the day, as annoying as it is. I am just wondering if they are supposed to attempt to match and not just buy the cheapest one they can.
Cheers.
Just accept it. Tenants often break bits of shower especially anything around the head. I have never understood how they do it because I have never ever had a shower break in that place but it often happens in rentals.
The new tenants will probably break the replacement so you could replace that with what you want to.0 -
Fair point, i have mentioned it too them so will see what is said but i!!!8217;m not going to kick off about it, probably just deal with it after the leave as you say.
Just frustrating... lol.0 -
It broke, they replaced it .... they probably didn't realise there were square ones and round ones until they got it home and fitted it.
It's minor.
If it bothers you that much then keep an eye out for one between now and when they leave and replace theirs with your chosen one (I'd not bill them for that).
They've done what anybody would do: Replaced it, got it home and realised it's not quite right ... but "it'll do".0 -

I wouldn't bother to deal with it at all. If it works it is fine. That shower attachment won't last long anyway as I said they always get broken. I don't know how but it is so common that when one goes I never think anything of it at all. If the one that is there now lasts the next tenancy you will be doing well.
This is one of the reasons why it is a bad idea to let a house that you either used to live in or have an emotional attachment to. Stuff tends to get broken a lot especially anything around shower heads.
What is more annoying is tenants wiring outside lamps in without permission or drilling through walls without permission. In the case of the outside lamp the wiring was done by the tenant badly and wrong. They did it without asking first and from how badly it was done they did it themselves.0 -

The shower broke during use, unless they were swinging on it, it is the landlord that should fix it.0 -

From the number of broken shower heads I can tell you that some tenants do not use them just for having a shower. If someone asked me what would be most likely to break in a rented house it would be the shower. I have never broken a shower head or attachment in this house in nearly 30 years and I would guess that most other people never have either but in a rented house it is fairly normal for something around the shower head to break. I don't know how it happens because I am not there when they break it but it is such a usual occurance that they can't be just using it to shower they must be using it for something else. Something it is not designed for.
It sounds as if a weight has been added to the shower head so hand washed clothes hung on there wet to dry? Shower head pulled out of shower to use on the toilet? Shower head used to rinse the bathroom floor? Who knows?0 -
Thanks cakeguts.sevenhills wrote: »The shower broke during use, unless they were swinging on it, it is the landlord that should fix it.
My tenants broke the bit the shower head slots in, broke half of it off, god knows how.0 -
Thanks cakeguts.

I have no idea how you could do that but then I don't know what they were using it for at the time.
My advice would be not to replace it if you are getting more tenants because it will probably get broken again.0 -
You are not entitled to a like-for-like replacement if the cost of that is disproportionate.
Personally, I think it would be unreasonable to complain about wanting a square showerhead rather than a rounded one.0 -
If the tenants have been there 2 and a half years and say, you had it for a couple of years before that, you probably would only get half the costs back anyway, maybe less (betterment).
I have had to replace shower heads but mainly due to the seal or something near the seal going that couldn't be fixed and me wanting to change it because I wanted a change. This most often happens with cheap shower heads. I've never swung from a shower head in my life lol or hung anything from it.., its just a weak point. If the shower head is directional, that can be a cause.0
