static caravan hidden charge

We own a 30 ft 1990's static caravan held on a license agreement site on a site in scotland.

The site has recently changed hands end of 2017,mid term of the annual agreement which runs typically March to March.
Our intention was to sell or gift the van this coming new license period with expectation of getting little or nothing in light of the age.

The new conditions which we haven't signed as yet explain that all sales have to go through the site with there commission being charged (which i appreciate is pretty much the case on most sites).They go on to explain that if the van is over 12 years it has to be sold to the site presumably so it can be scrapped and they then utilise the pitch for a newer model.

We contacted the new owners to explain our situation ,for them to explain that they would charge a fee of 1000 plus vat and a disconnection charge.

My concerns are that there was nothing of this nature in our historical t and c' s nor is there any mention of this figure in there new license ,it almost as if they are just trying to charge what they can get away with.A such i appreciate that caravan site rules are almost peculiar to themselves,similarly appreciate that it costs the owners to clear/disconnect etc,presumably though they gain there costs back from the scrap page of the van.Ideally i would like to of passed the van to a friend who would really appreciate it ,however the fact i can't do this and perhaps have to pay a fee for being kind of shoved off site adds insult to injury.
Any advice on my rights,if I've got any ,would be greatly appreciated.

    Well presumably you need to sell it before the new contract starts.
  • my initial thoughts entirely,that would only seem fair.Unfortunately both old and new contract say van has to be sold through them if less than 12 years or to them if 12 years or older.Fair enough if they give you nothing or scrap value in our case,however not sure how we stand with the 1000 as thats not mentioned in old or new contract.Its almost like you're not renewing so we will see what we can get from you..

    Get them to explain what in their T&Cs allows them to charge you £1000. If they can't, don't pay it.
    If it sticks, force it.
    If it breaks, well it wasn't working right anyway.

    What's the outcome of this as we're in the same position and probably at the same site!
