Homebuyer/survey on my house

Hi everyone, I'm getting a surveyor in as I have recently agreed to sell my house...

Just wondering what i can expect and what I should do before to prepare for it?

Any help much appreciated.

    Do you mean that your buyer's mortgage provider is sending out a surveyor?

    Surveyor will request access to your property, usually via your EA. Someone will need to be in, usually takes about an hour or so for a typical sized house. They poke about a bit inside and out but won't typically move furniture etc.

    They may ask you a few questions so useful to have any documentation to hand, the sort of stuff you'd be sending to solicitors anyway.

    It's not your report, it's commissioned by the buyer or their lender, so they don't have to tell you anything about what they're going to write up.

    We just made sure that the place was well aired to give them as little chance as possible to complain about condensate damp.

  • Thank you...they are getting the homebuyers report so i expect them to be there a while...Just want to make it go a as smoothly as possible so will bang heating on! :)

    I agree about the heating! My Mum’s house is for sale and the buyers had a homebuyers report and one of the things it threw up was damp. The house had been shut up for over two months (I don’t have access so couldn’t air it) so I wasn’t surprised

    They'll probably want to look through loft hatches / under floor (if that's possible), etc, so be prepared for that. I wouldn't expect any awkward questions, they're used to looking around places by themselves.

    They'll ask to but probably don't want to as it's more time/effort. Most reports I've seen just say 'couldn't gain access to...' as a disclaimer.

    Related query - we’ve had our buyers conveyancers get in touch over a homebuyer survey - they’ve said it will be an hour but when I googled it said expect 3-4 hours for a homebuyers?

  • Our buyers had a Homebuyers Survey done on our house very recently, and it only took an hour (small 2 bedroom bungalow).

    Make sure you are home. We were on our way out, as we didn't realise we needed to be home. Luckily they rang us before we had gone too far!

    They asked a few questions -
    Have we had to claim on the insurance?
    What year was the house built?
    When was the boiler last serviced?
    Any Japanese Knotweed?
    Had we made an changes to the building, extension, etc?

    Then we just left him to it. He checked the drains, went around the outside of the house tapping on the walls, checked interior for damp, checked the floorboards for springiness and then went up in the loft.

    All done in an hour.
