    The funny thing about this thread is that nobody thinks an en-suite makes any sense, yet several suggest you shouldn't get rid because you might devalue the house! If nobody wants it, how can it have any value? En-suites would appear to just be Rightmove Bingo.

    FWIW, no, I don't see the point of en-suites either. Give me storage or a bigger room, any day.

    I think it may depend on how many people want to use the bathroom in the morning? If you are living in the house on your own a wardrobe would be good but why would you need extra storage when you had two spare bedrooms to put wardrobes in.

    However if there are 3 or 4 of you in the house an extra shower might be very useful especially in the morning. There was a time when people had a bath once a week but I for most people I would suggest that a shower is the norm. However if you do have someone in your family who likes to soak in the bath an ensuite will save the other person from not being able to wash until they have finished unless they don't mind washing in the downstairs loo.

    No they don’t. I don't even think it creates appeal, it allays a worry.

    An ensuite creates appeal. It may not alleviate the worry though. I do believe that storage holds value to people, but not in a monetary sense.

    I'd say a few years ago they definitely did add a price premium to a house due to the rarity and novelty factor, but as they're becoming more and more common I think that's gradually diminishing and will continue to so as the proportion of houses with en-suites slowly increases until it reaches a point where there's no added value. We may even have reached that point already.

    I see it as similar to the argument for and against an open plan kitchen/diner. A lot of people have a preference for one over the other but I don't think it really affects the market value as either option will be off putting to a good portion of the potential market so it all balances out.

    Simple. As said by one or two others, convert it so it works for you, but make sure the plumbing and drainage is blocked off in such a way it can be reused by a future buyer. Take pics beforehand so prospective buyers understand what’s possible.

    No point suffering lack of storage space for years and then finding next buyer converts it anyway !

    I like my ensuite for night time visits to the toilet! I hated stumbling half asleep across the landing in the previous house.

    Could you not have an ensuite toilet/sink, then turn the shower into storage space?

    LOL, you would be seriously appalled with my house then! There are just 2 of us but the house has 12 toilets. (All the bedrooms have en-suites, there are two loos downstairs and two outside ones too.) :p
