Draft Tenancy Agreement Needed

Hi all,
I am about to rent my property out privately, however i dont have a draft tenancy agreement that i can read and use, or know where i could get one?
Does anyone have one that is comprehensive that i could ammend and use?
I don't know what i would do without this site!:p

WH Smith sell drafts of various legal documents like tenancies and stuff. Shouldn't cost much.
Or there is the LandlordZone website which has online drafts.
Make sure you get one that suits your circumstances.Retired in 2015.

think you have to be a member to access these but that is probably worth doing anyway especially if you are new to this...
Hopefully along with tenancy agreement you have got inventory, gas safety certificates, deposit protection scheme, landlords insurance, etc. etc. sorted too.0 -

Just to add as well, I don't know how familiar you are with housing law so apologies if i'm stating the obvious....
You may need legal advice if you are planning to ammend the AST, as there are certain rights and responsibilities of both the tenant & the landlord which are statutory by law, you can not just change these in the tenancy agreement if they don't suit as they will be invalid.0
