    Exactly my point, you're not sure of the agreement. That's why you need to get it in writing, on paper so noone can change their mind.

    Notice should be 2 months from the date of you rent due date, also as above s21 wont be valid. Also if more than 3 its covered under hmo rules
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    Has he secured your deposit by the way?
    Don't put your trust into an Experian score - it is not a number any bank will ever use & it is generally a waste of money to purchase it. They are also selling you insurance you dont need.

    No (and no).


    Notice from the landlord does not need to align with rental periods.
    (and rental periods do not necessarily start or end on a rent due date)

    And the S21 might be valid - we don't have enough information from the OP to be able to say.

    The HMO rules won't affect the notice, or the question of rent payments.

    I think better not to confuse irrelevant / incorrect points. The notice isn't really relevant anymore as the OP wants to leave.

    Update - on handing over the keys and checking for wear & tear, the landlord agreed to return half the rent I paid for February and my full deposit. Woohoo!

  • Glad to hear it.
  • You usually pay a rent of the number of days you’ve spent in the home. There is also an initial deposit you pay the landlord which serves as a security in case of any damages.
