Selling in Edinburgh - ESPC vs Rightmove/Zoopla/S1

Hi,

I'm about to sell a flat in Edinburgh. It has been rented for a long time, back since before the internet (!) and I'm not familiar with the Edinburgh market any more, so I'm looking for opinions on whether I should go with a non-solicitor agent who will advertise on the main property web sites (Zoopla, RightMove, S1, and others) but not the ESPC.

Should I be concerned about not being featured in the ESPC? I would expect that most people looking for a flat in Edinburgh would use the web sites above, especially as this is likely to be a first-time buyer, but what's the general opinion for and against.

    ESPC seems to be the most popular place to be, though I suspect most buyers will also be looking at Rightmove so probably not much in it.

    I don't get the impression that Zoopla, S1 or any other sites will add anything to your audience.

    As a (sometime) buyer, I like the ESPC site as it makes the Home Reports instantly downloadable, rather than having to phone and justify yourself to an agent.

    You'll still need a solicitor, though.

    And you'll probably find that most of the better ESPC firms have their listings on Rightmove and other sites anyway .....

    I would expect most local folk looking for a flat to look at the ESPC before the other sites. And don't underestimate the value of their weekly listings paper.
